Selling Luxury Real Estate At Auction Brings Great Results

November was a busy month for our company.  After the successful sale of waterfront condos and duplexes in Surf City, NC, our team traveled to North Hampton, NH to sell a luxury estate near the New Hampshire Sea Coast.  Located about an hour from Boston, this luxury home attracted buyers from all over the Northeastern U.S. and as far away as California.  After an intense 60 day marketing program, that produced 320 inquiries, we had 150 groups of potential buyers tour the property over the 5 day open house preview session.  On auction day, that number whittled down to the 17 highly qualified bidders that competed to own the home in the private setting of the auction.  Present were local corporate CEOs, entrepreneurs, attorneys, and financial services executives---serious buyers with the ability to purchase luxury real estate.  After lively bidding, the winner emerged--a local family that is very anxious to move into their beautiful new home.  Final sale price was $4,135,000

A week later, we traveled to the Florida Gulf Coast and sold this great beachfront property in Clearwater Beach, FL.  New construction that was completed in 2009, but never lived in, this house created plenty of attention--both locally and from across the country due to our expert marketing program.  An amazing 27 bidders from places such as Colorado, New Jersey, and Wisconsin went back and forth in competitive bidding.  The high bid belonged to a very happy couple that paid $3,100,000 for their new second home.

After the sale, here are some of the comments from the local real estate community...

"Highest sale in the area for almost two years in single family homes! You will definitely be hearing from us in the future."---Ken Rossi, Keller Williams Realty

"Great job for your client Pat.  I didn't expect it to go over $2.6mm, and at that I was optimistic."---George "Athens" Athanasiou, Diamond Key Realty & Development PLC

Sell Your Dallas/Fort Worth Luxury Home Through Our Accelerated Sales Program

With so many multi-million dollar homes on the market, there is an incredible backlog of inventory.  Selling through traditional real estate methods can take 2 or 3 years, possibly longer in this economy.

The most motivated sellers are turning to luxury real estate auctions as an efficient way of selling their homes and still obtaining current market value.  Just like stocks and securities, your home is an asset with a market driven value.  None of our properties are "given away"--that's a very common misconception.  In fact, our listings truly are sold at a price that is accurate for the location, size, quality, and style of home.  After the fact, many of our sellers have told us they wished that they had gone to auction much sooner instead of waiting months and months.  Had they not waited a year or longer before turning to auction, they would have saved hundreds of thousands of dollars in carrying costs.

Like a fine art auction, a real estate auction puts your home, and only your home, in the spotlight while all the other homes sit on the market waiting patiently to be sold to the ONE buyer that eventually will come along--when that will happen is uncertain.  In these current market conditions, that's like trying to find a needle in a haystack.  Meanwhile, the seller that has chosen to sell at auction experiences interest in his home that he has not seen before.  Thanks in part to an extensive marketing campaign blitz in the local, regional, and national media that generally lasts 4 to 6 weeks--specifically for his property and his property alone that generates many inquiries!  All of the inquiries are sorted through and pre-qualified.  Then all the interested parties are gathered together on one day and the house is sold!  Buyers know that they must act now, for tomorrow will be too late.

The interest our sellers receive for their homes is truly remarkable.  We only sell about two homes per month, and only choose to work with the best properties.  Properties that we feel are the most marketable, which in turn creates the most interest.  Because of this, we average over 200 inquiries, more than 90 actual previews, and 14 qualified bidders for EACH of our individual auctions.

Take a look at some of our recent success stories....

ASPEN, COLORADO:  27 bidders competed and the home sold for $7,041,250

MATINECOCK, NEW YORK:  22 bidders competed and the home sold for $6,000,000

If you are ready for us to hold an auction event for your home in Dallas, Fort Worth, Highland Park, University Park, Southlake, Colleyville, or Plano then please contact us so that we may evaluate your home and it's suitability for auction.  As you know, time is costing you money!

Luxury Real Estate Auctions Now The Most Effective Way To Sell

According to The Medill Reports at Northwestern University, real estate auctions accounted for approximately $60 Billion in sales last year.  The reason is simple.  By conducting a real estate auction, the seller is casting the largest net possible over the pool of qualified potential buyers and bringing them all together into the home or luxury condo on a specific date and time.  The marketing of a home and preparation for auction takes 90 days.  Instead of lanquishing on the open market with hundreds of other similar properties for a year or two, the auction process is much more of a proactive approach to selling real estate than the traditional method of waiting for a house to sell.  Brokers are bogged down with numerous listings that prevent them from focusing on selling any one home.  Selling at auction puts the spotlight focus on only one property at a time.  Other great things about selling at auction include a streamlined transaction, the absence of contingencies, and there is no re-negotiating of the contract after property inspection (inspections are conducted by the buyers before the sale).  To read the article, click here... http://news.medill.northwestern.edu/chicago/news.aspx?id=122063

Selling Your Luxury Real Estate in Dallas Fort Worth By Auction

Stop dropping your price! If you own luxury real estate in Highland Park, Dallas, Fort Worth, Southlake, Colleyville, Frisco, Plano or any other area of DFW that is currently for sale at a price of $2 million or more, consider selling it through the auction services of Grand Estates Auction Company. We can generate a sale usually within 60 to 90 days.

With so many homes on the market, buyers can afford to sit back and wait.  They might like your property, but will be content to sit back and watch the price drop---there is no hurry with the traditional methods of selling real estate.  Auction creates a sense of urgency when a firm date is set to sell the house.  That in turn creates a competitive bidding arena for prospective buyers resulting in the highest possible price for your property.  We make it happen now, not in a year or two which eliminates thousands of dollars spent in carrying costs.  In addition, many of our properties sell for far more than anticipated.  Repeatedly, we obtain record high prices per square foot for a given location, because during auction the lure of a low price creates the reality of a high price.

Grand Estates Auction Company® specializes in the marketing and sale by auction of luxury real estate throughout North America and the Caribbean. Our company stands out in this highly specialized industry due to our proven success coupled with our state of the art and proprietary methods of obtaining a closed sale, which is why we are considered the leading authority in luxury real estate.

Our focus is to serve our clients one auction at a time, which is why we are highly selective about the properties we choose to represent. By offering only the finest luxury properties at auction we can create a more concentrated marketing effort to maximize interest and expedite the selling cycle, allowing for both buyers and sellers to take part in a swift and seamless real estate auction transaction.

• Brokers representing Buyers: Licensed real estate brokers may earn up to 3% of the selling price if their properly registered client purchases property from Grand Estates Auction Company.

• Brokers Representing Sellers: Licensed real estate brokers may earn a percentage of the selling price for offering their clients the opportunity to auction through Grand Estates Auction Company and participation in the selling of their property through the auction process.
